NZ #1 Real Estate Website

Yesterday I made my first blog on New Zealand's Number 1 Real Estate Website. The founder of the company, Phil Jones, has invited me to blog on his recently updated website on a regular basis. This is encouraging for me, as there is over 45,000 people on his database.

I am happy to blog on Phil's website because it was his company that held the 3-day Property Seminar that gave me my start in Real Estate Investing.

Deals from the Desk

Today I have secured two more deals with conditional agreements - sight unseen, more than 3hrs drive away, cashflow positive, below market valuation and all from my desk, so I thought I would share with you how & why I have done this.

Securing Deals from the Desk is an important part of Real Estate Investing in this day-and-age. Don't get me wrong - getting out to the open homes, driving the streets to learn the areas and talking with agents, valuers, property managers and other experts face-to-face is still very important.

You can learn a lot about the properties you are considering purchasing with the use of an internet connection and a telephone. It is all about being able to build rapport, give and receive trust and asking the right questions.

How do I secure Deals from the Desk?
I am continually scanning Real Estate websites such as www.realestate.co.nz, www.trademe.co.nz, www.greendoor-realestate.co.nz , www.homesell.co.nz and ofcourse the Real Estate agent's compaines sites. eg. www.harcourts.co.nz, www.bayleys.co.nz. More often than not, you can search using a very specific criteria.
I search for keywords such as "Motivated" "Home and Income" "Discount". I have a much better success rate finding deals using these keywords as opposed to the traditional ones like "Lower Hutt" "Taupo" "Mt Albert".

Once I find a few properties that I think \ have a better than average chance of stacking up (don't bother with the ones that have little or no chance of working for you). I put ALL my deals through RevIQ. RevIQ is property financial analysis software that is a MUST for any serious investor. I will then send the agent or vendor a brief email stating that I am interested to learn more about the property.

After 12-24 hours I call the agent and immediately being building rapport with them. I explain to them who I am, what I do and why I think this property could work for me (unless its a quirky deal and I am going to do something with it that not even the agent has thought of).
This conversation gives me a chance to extract some more information about the deal such as "How long has this property been on the market" "Is there anything you think I should know about this property" "Have there been any offers so far"

After a few of these conversations with different agents (only use one agent and one agency when buying!) I am then in the position to make an offer on a few of the original hand-full of properties. I make the offers by fax and wait for the agent to have them signed/counter-signed and faxed back to me.

Why do I do Deals from the Desk?
I do Deals from the Desk because it allows me to leverage my time. I can look at, analyse and make decisions on literally hundereds of properties each week. Although I may only offer on about 5, this is much better than waiting for a open homes on Sunday, looking through 5 open homes and offering on 1 or 2.
Again, don't get me wrong - I do go to open homes (occassionally) to look for ideas, gauge interest in the properties and meet new agents.

Doing Deals from the Desk allows me to do other things I enjoy doing at the same time, such as developing a new business to help young gratuates have a better chance of securing a job, worki on my website marketing, blogging here :) all while playing the property game full out!

Should you do Deals from the Desk?
Absolutley you should, as long as you know the areas that you're looking for property in, you have good time-management skills and you are still committed to getting out and looking at the deals aswell.

My Daily Insights

Goals, Motivation, Inspiration and Action are commonly used words in the day of me... along, ofcourse, with making deals and reaping rewards.

(3) duplicate the steps they took and the methods they used.

Turn Left Theory

The "Turn Left Theory" is one which I learned from Martin Ayles, a young property investor/developer from Adelaide, Australia.

One of the keys to becoming a successful Property Investor is learning the area or suburb that you will soon be investing in. The "Turn Left Theory" is a very simple way for you to do this.
I personally have used this strategy and had excellent success - bought a house the first time I tried it!! So it does work.

Step 1 - Choose an area or suburb

Step 2 - Get in your car (walk the dog if you don't have a car, walk by yourself if you don't have a car or dog)

Step 3 - Once in your chosen area TURN LEFT.

Step 4 - Take brief notes about all the properties that are on the market and all the properties that have a SOLD sign plastered on them.

Step 5 - The next day (presuming you did your driving/walking in the evening/night) ring all the agents who had the properties listed and ask them anything and everything about the property. How much did they sell for? How much are the asking? What is the age of the property? 2 or 3 bedroom? and so on...

Step 6 - Repeat steps 2-5 once or twice a week for 5-6weeks.

Simple huh!? Now most people say one of (or both) two things.

1. I don't have time...
2. Gas prices are too expensive to just drive around these days...

Martin Ayles taught me the answer to question one - "YES YOU DO. No one minds a few high beamers up their driveway at 11 O'clock at night if they want to sell their property - they've probabaly fallen asleep on the couch watching T.V. anyway..."

My answer to question two is - If you aren't willing to spend 50, 80 or 100 dollars on some gas to find deals that will put thousands in your bank then Investing in Property is not for you.

Take Action, enjoy using the Turn Left Theory, get out there a learn some areas and bank some bucks!!

Reno Deal On The go...

I have been up in New Plymouth for a few days this week and
thought I would share some on-the-go pictures of the property.
This property was purchased $34,000 below valuation and the property is currently being renovated to a new and modern standard. A brand new kitchen will be installed in a few weeks time, along with some new carpet, a large new deck and extensive interior painting. Have a look at the pictures and I will post some more once the property is complete and ready for re-sale.

The top two pictures are of the soon-to-be theatre room. The stairs on the right-hand side have now been removed, as as the wall leading up to the garage. We liked to call this amazing peice on 1970s architecture "The Style". In the lower picture, you can see where the stairs used to run up the wall.

The wood leaning against the block wall is the remains of some built in furniture. I am really looking forward to seeing this room once it has been completed and has the data projector installed with a big screen for the rugby!



The top picture here is taken from the kitchen, looking into a family room. As you can see in the photo below, the brown beams have been painted. This picture will again be different once the new kitchen is installed in a few weeks.


All of the renovation work is being done by trades people. They are experts in their respective feilds and it is very important to have a
team of experts around you. I am not a painter, so I don't paint. It's not because I can't be bothered or I'm scared to get my hands dirty. The same goes for the wiring, plumbing, kitchen making and minor building work that is being done.

Property Investment Doom & Gloom

As a Young Property Investor I am often told by "Uncle Arthur" that 'Property is over' - he's the wise old guy over the back fence that has been working in the same job for the past 40years, hasn't been more than 40k away from his house that he's been living in for the past 45 years, is onto his 17th wife and knows more than anyone what's going on in the property market.

I am sharing some New Zealand residential property growth statistics - interesting isn't it, that there is not one area with a set-back or decrease in value, in fact, most cities have had what I would all fantastic growth for a "flat market".

Let's make an example of the Palmerston North market, just because that is where I am from. The growth has been 16.7%! That's not a bad return on investment and that 16.7% doesn't take into consideration any cashflow that owning a rental property generally creates or the tax benefits :)
